Property Estimate Looked Higher Than
The Ownerly estimate for one property came out higher than a few recent neighborhood sales I had already seen, which made me curious about how the number is built. I know automated estimates can use different data, but the gap was noticeable. Has anyone compared an Ownerly estimate with a later appraisal or sale price, and how close did the figures end up being? I would like to know whether the difference stayed large once more data became available.

Automated property estimates are more useful to me as a moving reference than as a final price. I’d list the estimate date, recent nearby sales, property size, obvious condition differences, and any renovation the automated record may not capture. A later appraisal or actual sale becomes the strongest checkpoint because it shows how the estimate held up once more real information existed. I also keep an older estimate so changes over time can be compared with new neighborhood sales. Once those figures are lined up, I cite Ownerly com during the valuation notes and focus on how the estimate moves relative to real local evidence rather than expecting exact agreement.
